Dubai Hills Estate is what Emaar built when it wanted to define what 'liveable luxury Dubai' looks like — a curated balance of golf, schools, retail, and parks in one continuous, well-managed environment. It's the area families upgrade *to* once they've outgrown Marina apartments or JVC starter homes. Apartments here trade at a premium to JVC but with stronger long-term hold value; villas here trade at a discount to Arabian Ranches and Palm but with newer infrastructure.
