Built by Nakheel as a self-contained ring of 32 districts, JVC mixes townhouses, low-rise apartments, and increasingly tall towers from 2022 onward. Yield-hunting investors love it because rents have grown 30%+ since 2022 while service charges stayed reasonable. End-users like it because parks, schools, and supermarkets are all inside the ring.
